Title: Compliance Specialist

Position Summary & Primary Responsibilities:
The Compliance Specialist is assigned to properties with multiple layers of compliance and is
responsible for ensuring all properties within their region are in compliance with federal, state,
and county regulations. This position works closely with other members of the Compliance
Department as well as other Operational Departments to ensure the smooth flow of
operations. In addition, this position is responsible for the following:

  • Ensuring compliance with affordability requirements during the residents' tenancy
  • Processing and completing annual recertifications, including communicating directly with residents to ensure compliance with program requirements
  • Processing and completing interim, initial, and termination certifications when applicable, including communicating directly with residents to ensure compliance with program requirements
  • Generating recertification notices that comply with HUD and/or IRS notification requirements
  • Processing renewal paperwork, including Section 8 voucher renewals when applicable
  • Generating vacancy claims and repayment agreement to be submitted to the Compliance Manager for approval
  • Scheduling Section 8 voucher inspections with the Centralized Maintenance team
  • Ensuring the occupancy standards and house rules are being followed by current residents and communicating with other departments as needed
  • Entering HAP voucher or Section 8 voucher payments to resident ledgers and depositing the funds to property accounts as appropriate
  • Assisting with the preparation of file audits and management reviews on site
  • Assisting the Compliance Manager with monthly and annual reporting as requested
  • Attending quarterly and annual trainings to maintain compliance knowledge and expertise
  • Acting as backup or additional support for other members of the Compliance Department
  • Complying with all Federal, State, and local Fair Housing regulations and ordinances
  • Performing other duties as assigned

Education & Experience:

  • High school graduate or equivalent
  • 3 or more years of property management compliance experience, including affordable housing
  • Tax Credit Specialist, Blended Occupancy Specialist, Assisted Housing Manager, or Certified Occupancy Specialist preferred
